Water Leaking From Your AC? It's Probably a Clogged Drain Line

You walk past the air handler in the garage or hall closet and there's a puddle on the floor. Or worse — your AC just shut itself off on a 95-degree afternoon and won't restart. Around Apollo Beach, nine times out of ten the villain is the same: a clogged condensate drain line. It's the single most common summer service call we run, and the good news is it's usually one of the cheaper problems you'll ever have with your system.

Here's why it happens so much down here, how to spot it, what you can safely do yourself, and when it's time to pick up the phone.

Why Florida AC Systems Clog So Often

Your air conditioner doesn't just cool the air — it pulls a shocking amount of moisture out of it. In our South Hillsborough humidity, a system can drip 10 to 20 gallons of water a day off the evaporator coil. All that water runs into a drain pan and out through a PVC drain line, usually to the outside of your house or into a plumbing drain.

The problem is that warm, damp, dark pipe is a perfect home for algae and slime. Add in the dust and fine debris that rides along, and the line slowly gums up until water can't get through. When it backs up, one of two things happens depending on your setup:

• The drain pan overflows and you get water on the floor, ceiling stains, or a soaked closet.
• A little safety device called a float switch senses the rising water and shuts the whole system off to prevent flood damage — which is why your AC "just stopped working" for no obvious reason.

Both are the same root cause. The float switch shutting you down is actually the system protecting your home. Annoying on a hot day, but it beats a ruined ceiling.

Signs Your Drain Line Is Clogged

Catch it early and you avoid the water damage entirely. Watch for these:

• Water pooling around the indoor air handler or under it.
• The AC runs but won't turn on, or trips off shortly after starting (classic float-switch shutoff).
• Musty or moldy smells coming from the vents — standing water in the pan grows mildew fast.
• Water stains on the ceiling or wall below an attic air handler.
• The outdoor drain line isn't dripping on a humid day when it normally would be.
• Higher humidity indoors even though the AC is running — the system can't drain, so it can't dehumidify properly.

A Safe DIY Fix You Can Try First

If you're comfortable and can find your equipment, a light clog is something a homeowner can often clear. Here's the safe version:

1. Shut the system off at the thermostat and the breaker before you touch anything.
2. Find the outdoor end of the drain line — it's a white PVC pipe sticking out of an exterior wall, often near the condenser unit.
3. Use a wet/dry shop vac to suck the clog out from the outside end. Cup a rag around the connection to get a good seal, run it for a minute or two, and you'll often hear the clog break loose and pull water and gunk into the vac.
4. Find the access point near the air handler — usually a capped T-shaped fitting on the PVC. Pour a cup of distilled white vinegar (not bleach — bleach can damage PVC glue joints and pans over time) down the line to kill remaining algae.
5. Reset the system and confirm you get a steady drip at the outdoor end.

Doing this at the start of cooling season and again mid-summer keeps most clogs from ever forming. What we don't recommend: shoving wire or a coat hanger up the line (you'll crack a fitting), or pouring drain chemicals in. And if you can't find the access point, the pan is rusted, or the water keeps coming back within days — stop there. That's a sign of a deeper problem.

When to Call a Pro in Apollo Beach

Call us if any of these are true:

• The shop-vac trick didn't clear it or the clog returns within a week.
• You've got water damage on the ceiling, drywall, or flooring already.
• The drain pan is rusted, cracked, or full of standing water that won't move.
• Your float switch keeps tripping the system off.
• You smell mold or see it around the air handler — that's now an indoor-air-quality issue, not just a plumbing one.

When we come out, we don't just poke the clog and leave. We clear the full line under pressure, flush and treat it, check that your float switch and drain pan actually work, and make sure the system is pulling humidity back down where it belongs. On older systems we'll also check the slope of the line — a lot of the repeat clogs we see in Apollo Beach, Ruskin, and Sun City Center trace back to a drain line that was never pitched correctly at install.

Keep It From Happening Again

The real fix for drain clogs is maintenance, not repair. A drain line that gets flushed and treated twice a year almost never backs up. Regular AC tune-ups also let us catch a tired drain pan or a lazy float switch before it dumps water into your closet on the hottest week of the year. Given how hard our systems work from March through November, that twice-a-year check pays for itself in avoided water damage alone.
